This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process.
This is a required application process for anyone that owns a pet. This includes dogs, cats, pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water). This is a required review process for anyone with a disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request
Accolade Pet and Servicie Animal Policy -
Pets are considered on a case by case basis. All animals are screened through PetScreening.com and then applications are reviewed by Accolade and the owner of the property. Accolade does not accept any puppies or kittens (pets under the age of 12 months old).
Except for service animals as defined in law, resident shall maintain no pets or animals (including mammals, reptiles, birds, fish, rodents and insects) upon the premises, nor allow visitors or guests to do so, unless management has given written authorization for the pet to be on the premise. All service and emotional support aniamls must be verified through petscreening.com.
Approved pets are subject for a monthly pet fee of $100.00/month for the term of the lease agreement
If permission for pets is given, no pet noise shall be allowed to escape from the property or to disturb neighbors. It is Resident’s responsibility to cleanup and dispose of any pet excrement anywhere on the Property and on adjacent sidewalks, streets, alleys, and neighboring properties. If pets are maintained on the Premises, whether or not authorized by this Agreement, Resident assumes all costs of restoring premises as a result of any pet or animal on the premises including but not limited to costs to de-flea, fumigate, clean or replace floor coverings, yard restoration, and cost to analyze floors for presence of animal urine/waste or pest infestation should analysis disclose the presence of such damage. These policies include “guest pets”. No pets are to be added or substituted without Owner's / Agent’s written permission.
Resident is responsible to remove pet waste immediately. If pet waste is found on the premises, management has the authority, without notice, to have the waste removed and to charge the expense back to the tenant for waste removal.
If an unauthorized pet is found in your home, a $500.00 fee will be assessed per pet and will be due payable immediately. If the unauthorized pet is not removed within 10 days after notice, an additional $500.00 fee may be assessed each day the pet is present.
